Recommend off-plan villas or townhouses please

Hello forum! Looking for off-plan villa or townhouse in Dubai or Abu Dhabi. Family of 4, want 3–4 bedrooms with private pool if possible. Budget up to 5 million AED. I like DAMAC Lagoons, Dubai Hills, or maybe Yas Island. Are there nice new communities launching in 2026? Is it better to buy villa off-plan or ready one?

Off-plan villas are great choice now because you can customize sometimes and prices are lower. Have a look here: off plan properties for sale in dubai. They list many townhouses and villas — Valencia at DAMAC Lagoons, Manchester City Yas Residences, Emaar Palmiera Collective, Sobha projects. DAMAC Lagoons has very nice community feel with lagoons and parks, starts from around 3.5–7M for villas/townhouses. Yas Island has good options too. Off-plan usually gives better price than ready and payment over 3–4 years. I bought townhouse off-plan in 2024, handover 2027, already gained equity.

DAMAC Lagoons is popular for families. Also check Sobha Sanctuary and Dubai Islands for villas. Avoid very far locations if you work in Dubai.
